Professional Roof Cleaning & Moss Removal in Seattle
Protect Your Roof Investment with Expert Care
The Pacific Northwest’s climate creates perfect conditions for moss and algae growth on roofs. All Covered Painting provides safe, effective roof cleaning services that remove organic growth, prevent damage, and extend your roof’s lifespan, without the risks of pressure washing.
Why Roof Cleaning Is Essential in Seattle
Prevent Costly Roof Damage
Moss roots burrow under shingles, lifting them and allowing water infiltration. Left unchecked, moss causes leaks, wood rot, and premature roof failure, repairs that cost tens of thousands of dollars.
Extend Roof Lifespan
Regular cleaning and preventive treatment can add years to your roof’s life. A $500 cleaning service today prevents a $20,000+ roof replacement tomorrow.
Eliminate Moisture Retention
Moss and algae act like sponges, keeping your roof constantly damp. This trapped moisture accelerates shingle deterioration and creates conditions for mold growth in your attic.
Maintain Home Value
A moss-covered roof significantly detracts from curb appeal and signals neglect to potential buyers. Clean roofs protect property values.
Improve Energy Efficiency
Dark organic growth absorbs heat, increasing cooling costs in summer. Clean roofs reflect more light and help regulate attic temperatures.
Recommended Cleaning Frequency for Pacific Northwest Roofs
Annual Cleaning (Minimum Standard)
Most Seattle area roofs benefit from annual professional cleaning to address the constant moisture and organic growth challenges.
Best timing: Spring or fall for optimal weather conditions
Every 1 – 2 Years with Preventive Treatment
Roofs that receive preventive moss treatment after cleaning can often extend to 18 – 24 months between full cleanings, depending on conditions.
Factors affecting frequency:
Tree coverage and shade (more shade = more frequent cleaning needed)
Roof orientation (north-facing sections accumulate more moss)
Roof pitch (flat and low-slope roofs retain more moisture)
Previous maintenance history
Preventive treatment application
Your Roof’s Specific Needs
Cleaning frequency depends on:
Surrounding vegetation and tree proximity
Sun exposure throughout the day
Roof material and age
Whether preventive treatments are applied
Your tolerance for visible organic growth
Your Home Care Advisor will assess your roof and recommend the optimal maintenance schedule.
Our Gentle Roof Cleaning Process
Why We NEVER Use Pressure Washing on Roofs
Pressure washing seems effective, but it causes significant damage:
Strips protective granules from shingles
Forces water under shingles, causing leaks
Shortens roof lifespan dramatically
Voids many manufacturer warranties
Our soft-wash method is the only safe approach for composition shingle roofs.
Step 1: Comprehensive Roof Inspection
We thoroughly inspect your entire roof system, documenting moss coverage, identifying damage, and noting areas requiring special attention.
Step 2: Debris Removal
Using gentle hand tools and leaf blowers, we remove leaves, twigs, and loose debris without damaging shingles.
Step 3: Moss Removal
We carefully hand-brush moss from shingles using appropriate techniques that remove growth without harming the roof surface or disturbing granules.
Step 4: Soft Wash Treatment
We apply specialized cleaning solutions designed to kill remaining moss spores, algae, and organic growth at the root level.
Step 5: Preventive Treatment Application
After cleaning, we apply preventive treatments that inhibit future moss and algae growth, extending the time between cleanings.
Step 6: Complete Property Cleanup
All removed moss and debris is bagged and hauled away. We thoroughly clean gutters and ground areas around your home.
Step 7: Documentation & Recommendations
We provide before-and-after photos and inform you of any issues discovered, damaged shingles, failing flashing, or areas requiring attention.
Pacific Northwest Roof Challenges
Moss Growth
Seattle’s year-round moisture creates ideal moss-growing conditions. Moss is more than unsightly, it actively damages your roof by:
Lifting shingles and creating entry points for water
Retaining moisture against shingles, accelerating deterioration
Creating weight that stresses roof structure
Spreading rapidly once established
Algae Stains
Black streaks on roofs are algae growth that feeds on limestone in shingles. While less immediately damaging than moss, algae:
Significantly detracts from appearance
Retains moisture
Spreads across roof surfaces
Indicates conditions favorable for moss
Lichen Growth
Lichen appears as crusty patches on shingles and is more difficult to remove than moss. Lichen roots penetrate deeply and can cause permanent staining if left untreated for years.
Constant Moisture
The Pacific Northwest’s frequent rain and fog mean roofs rarely dry completely. This persistent dampness:
Accelerates organic growth
Promotes wood rot in roof decking
Creates conditions for mold in attics
Requires more frequent maintenance than drier climates

Roof Types We Service

Thicker, multi-layer shingles require careful cleaning techniques. We adjust our approach to protect these premium materials.
Cedar Shake Roofs
Wood roofs require specialized cleaning and treatment. Our methods remove moss without damaging wood fibers or accelerating deterioration.
Metal Roofs
Standing seam and metal roofs benefit from gentle cleaning to remove organic growth and maintain appearance. We use appropriate methods that won’t scratch or damage coatings.
Tile Roofs
Concrete and clay tiles require careful moss removal to avoid breakage. Our experienced team handles these delicate materials safely.
Signs Your Roof Needs Immediate Attention
Visible Moss Growth
If you can see moss from the ground, your roof needs cleaning. Waiting allows roots to burrow deeper and cause more damage.
Black Streaks
Algae staining indicates conditions favorable for moss growth. Early treatment prevents more serious problems.
Lifted or Curling Shingles
Shingles lifting at edges often indicate moss growth underneath. This requires immediate attention to prevent water infiltration.
Granule Loss in Gutters
Excessive granules washing into gutters can indicate advanced deterioration, possibly from moss damage or weathering.
Attic Moisture or Mold
Moisture problems in your attic may originate from a moss-damaged roof allowing water penetration.
Preventive Maintenance Programs
Annual Cleaning with Treatment
The most comprehensive approach: full cleaning plus preventive treatment application provides maximum protection and longest intervals between service.
Bi-Annual Treatment Application
For roofs that have been thoroughly cleaned, maintenance treatments can be applied every 1 – 2 years to inhibit moss and algae regrowth.
Inspection & Spot Treatment
Annual inspections with spot treatment of problem areas keep roofs in excellent condition between major cleanings.
Your Home Care Advisor will recommend the program that best protects your specific roof.

Frequently Asked Questions
How long does roof cleaning take?
Average single-story home: 4 – 6 hours Average two-story home: 6 – 8 hours Large or complex roofs: Full day or more
Time varies based on roof size, pitch, moss coverage, and complexity.
Do I need to be home?
Not necessarily. We can often perform service while you’re away. We’ll contact you afterward with photos and information about your roof’s condition.
Can you guarantee moss won’t return?
No one can prevent moss permanently in the Pacific Northwest. Our treatments significantly slow regrowth, but Seattle’s climate means moss will eventually return without regular maintenance.
Will you damage my roof?
When performed using appropriate soft-wash methods by trained professionals, no. We specifically avoid pressure washing and techniques that damage shingles.
What about roof warranties?
Our methods align with manufacturer recommendations and won’t void warranties. Always verify your warranty terms, but pressure washing often does void coverage.
Can you repair damage you find?
We identify issues and can coordinate minor repairs. Significant damage may require specialized roofing contractors, which we can help arrange.
Do you clean gutters too?
Yes. Roof cleaning creates significant debris, so gutter cleaning is typically performed as part of the service.
What’s the best time of year?
Spring and fall provide ideal conditions, dry enough for safe work but before or after peak moss growth seasons. Summer works well too.

We've used All Covered multiple times for both interior and exterior work. We found both their quality and customer support very good. Having hired many painters over the years, All Covered is now our Go To company.

I have been using All Covered Painting (first discovered on Angie's List about 3 years ago) for multiple projects, just getting around to writing a review. I had multiple interior rooms done - my house has a large main room with 18' high ceilings. Their team did a challenging multi-color (different facings have different colors) job with perfect edges and no mess at all. They were trustworthy, super professional, and great painting from top to bottom. Then I had the exterior painting done - there were some fascia board repairs and replacements that were needed as well as caulking. Again the upcharges were entirely reasonable and actually less than I would have thought for the work performed. The team replaced exterior electrical fixtures at the same time they did the painting at no extra charge. Estimate was spot on, and they were fast and efficient at everything. Last job I had them just do light replacements (again - high ceiling) and some minor repairs - again, a great experience from bidding through the entire project. I'd highly recommend Rich and his painters for any project.
