The maintenance manager at Lineage’s Michigan Street location found All Covered Painting on Google and called about some interior work. We did it well, stayed communicative, and worked around the facility’s round-the-clock trucking schedule without being asked. When he decided to repaint the entire exterior of the Michigan Street building, one of the largest buildings in Seattle by footprint. He trusted All Covered Painting to deliver the work on time and on budget.

The Technical Challenge: Painting What Won’t Dry
The exterior work was straightforward in concept, massive concrete tilt-up buildings with flat walls, no soffits, and constant semi truck traffic. In practice, the scale alone required careful planning across two full summers for the Michigan Street building alone.
The interior work was a genuinely different problem.
Lineage needed to repaint walls that ran alongside active cold storage rooms. Because of the thermal transfer from those rooms, the wall surface temperature hovered around 40°F at or below the minimum application temperature for most standard primers and paints. Apply a standard latex primer at 40°F and it won’t form a continuous film. It thickens, won’t bond, and eventually cracks or peels. You’ve wasted the paint and damaged the wall.
Before committing to a product, our team tested six different primer and paint combinations at the actual wall temperature. Most failed. One worked: a Benjamin Moore formulated to cure at low temperatures. We used that and only that, on every cold-adjacent wall across all three facilities.
We also did not spray a single square foot of interior space. Lineage operates under FDA and USDA oversight; active food products are stored throughout these facilities. Any overspray in that environment creates a potential contamination issue. Every interior surface was brushed and rolled.
The Product Choice That Said Everything
For the exteriors, Lineage chose Sherwin-Williams Emerald Rain Refresh the most premium exterior option available.
Large industrial warehouse owners routinely go with the least expensive paint they can find. The buildings are utilitarian. Nobody’s walking the grounds evaluating the sheen. The conventional logic is that it doesn’t matter.
Lineage’s team saw it differently. Their buildings are constantly exposed to truck exhaust, diesel residue, and Pacific Northwest rainfall. Emerald Rain Refresh is formulated with self-cleaning technology, dirt and grime wash off on contact with rain, keeping the buildings looking sharp without additional maintenance cycles. On concrete tilt-up buildings without soffits, the entire wall face gets direct rain contact. That’s exactly the application this product was designed for.
