How We Got There

It start­ed the way most great com­mer­cial rela­tion­ships start with a straight­for­ward job and a crew that showed up the way they said they would.

The main­te­nance man­ag­er at Lin­eage’s Michi­gan Street loca­tion found All Cov­ered Paint­ing on Google and called about some inte­ri­or work. We did it well, stayed com­mu­nica­tive, and worked around the facil­i­ty’s round-the-clock truck­ing sched­ule with­out being asked. When he decid­ed to repaint the entire exte­ri­or of the Michi­gan Street build­ing, one of the largest build­ings in Seat­tle by foot­print. He trust­ed All Cov­ered Paint­ing to deliv­er the work on time and on budget.

The Tech­ni­cal Chal­lenge: Paint­ing What Won’t Dry

The exte­ri­or work was straight­for­ward in con­cept, mas­sive con­crete tilt-up build­ings with flat walls, no sof­fits, and con­stant semi truck traf­fic. In prac­tice, the scale alone required care­ful plan­ning across two full sum­mers for the Michi­gan Street build­ing alone.

The inte­ri­or work was a gen­uine­ly dif­fer­ent problem.

Lin­eage need­ed to repaint walls that ran along­side active cold stor­age rooms. Because of the ther­mal trans­fer from those rooms, the wall sur­face tem­per­a­ture hov­ered around 40°F at or below the min­i­mum appli­ca­tion tem­per­a­ture for most stan­dard primers and paints. Apply a stan­dard latex primer at 40°F and it won’t form a con­tin­u­ous film. It thick­ens, won’t bond, and even­tu­al­ly cracks or peels. You’ve wast­ed the paint and dam­aged the wall.

Before com­mit­ting to a prod­uct, our team test­ed six dif­fer­ent primer and paint com­bi­na­tions at the actu­al wall tem­per­a­ture. Most failed. One worked: a Ben­jamin Moore for­mu­lat­ed to cure at low tem­per­a­tures. We used that and only that, on every cold-adja­cent wall across all three facilities.

We also did not spray a sin­gle square foot of inte­ri­or space. Lin­eage oper­ates under FDA and USDA over­sight; active food prod­ucts are stored through­out these facil­i­ties. Any over­spray in that envi­ron­ment cre­ates a poten­tial con­t­a­m­i­na­tion issue. Every inte­ri­or sur­face was brushed and rolled.


The Prod­uct Choice That Said Everything

For the exte­ri­ors, Lin­eage chose Sher­win-Williams Emer­ald Rain Refresh the most pre­mi­um exte­ri­or option available.

Large indus­tri­al ware­house own­ers rou­tine­ly go with the least expen­sive paint they can find. The build­ings are util­i­tar­i­an. Nobody’s walk­ing the grounds eval­u­at­ing the sheen. The con­ven­tion­al log­ic is that it does­n’t matter.

Lin­eage’s team saw it dif­fer­ent­ly. Their build­ings are con­stant­ly exposed to truck exhaust, diesel residue, and Pacif­ic North­west rain­fall. Emer­ald Rain Refresh is for­mu­lat­ed with self-clean­ing tech­nol­o­gy, dirt and grime wash off on con­tact with rain, keep­ing the build­ings look­ing sharp with­out addi­tion­al main­te­nance cycles. On con­crete tilt-up build­ings with­out sof­fits, the entire wall face gets direct rain con­tact. That’s exact­ly the appli­ca­tion this prod­uct was designed for.
