Founded in 2004 and based in Lower Queen Anne, they manage communities ranging from small condo buildings to large multi-building complexes, and they have a reputation for guiding boards through major capital projects with precision.
The Decision Is Never Just About Paint
If you’ve sat on an HOA board through a major exterior project, you already know how this goes: the bids come in, the spreadsheet gets circulated, and suddenly you’re being asked to authorize a number large enough to make everyone uncomfortable, on behalf of homeowners who will have opinions regardless of what you decide.
The right contractor understands that pressure. They don’t just submit a proposal and wait. They show up. They walk the property with you. They explain what’s in the scope and why, what the product does over five years, and who will actually be on-site managing the crew every day.
That’s how this project started, and it’s a big part of why it ended well.
At this property, the board president had a construction background. He trusted himself to evaluate the bids, and he was willing to meet in person. All Covered Painting’s team spent roughly two hours with him on-site, walking the property, discussing prep requirements, explaining the product choice, and walking through the work plan in detail. The board had what they needed to make a fully informed decision.
Why They Chose Better Paint

The Scope and the Work
The property was newer construction, built in the late 1990s or early 2000s, with James Hardie fiber cement siding and wood trim. Hardie siding is low-maintenance and holds paint well, but the interfaces between Hardie panels and wood trim require careful caulking throughout. With seven differently-sized buildings, bidding the job required All Covered to measure each one individually.
The board wanted the work paced, two buildings at a time, to limit disruption across the property at any given point. We accommodated that, deploying a crew of seven painters over approximately three months.
Residents always knew who was on their property. Our crew worked from a marked van, in uniform, with a field supervisor on-site who could answer questions directly. No ambiguity about who was there or why.

I have been using All Covered Painting (first discovered on Angie's List about 3 years ago) for multiple projects, just getting around to writing a review. I had multiple interior rooms done - my house has a large main room with 18' high ceilings. Their team did a challenging multi-color (different facings have different colors) job with perfect edges and no mess at all. They were trustworthy, super professional, and great painting from top to bottom. Then I had the exterior painting done - there were some fascia board repairs and replacements that were needed as well as caulking. Again the upcharges were entirely reasonable and actually less than I would have thought for the work performed. The team replaced exterior electrical fixtures at the same time they did the painting at no extra charge. Estimate was spot on, and they were fast and efficient at everything. Last job I had them just do light replacements (again - high ceiling) and some minor repairs - again, a great experience from bidding through the entire project. I'd highly recommend Rich and his painters for any project.
