The Client

The Copeland Group is one of Seat­tle’s most respect­ed HOA and con­do­mini­um man­age­ment firms. Found­ed in 2004 and based in Low­er Queen Anne, they man­age com­mu­ni­ties rang­ing from small con­do build­ings to large mul­ti-build­ing com­plex­es, and they have a rep­u­ta­tion for guid­ing boards through major cap­i­tal projects with precision.

The Deci­sion Is Nev­er Just About Paint

If you’ve sat on an HOA board through a major exte­ri­or project, you already know how this goes: the bids come in, the spread­sheet gets cir­cu­lat­ed, and sud­den­ly you’re being asked to autho­rize a num­ber large enough to make every­one uncom­fort­able, on behalf of home­own­ers who will have opin­ions regard­less of what you decide.

The right con­trac­tor under­stands that pres­sure. They don’t just sub­mit a pro­pos­al and wait. They show up. They walk the prop­er­ty with you. They explain what’s in the scope and why, what the prod­uct does over five years, and who will actu­al­ly be on-site man­ag­ing the crew every day.

That’s how this project start­ed, and it’s a big part of why it end­ed well.

At this prop­er­ty, the board pres­i­dent had a con­struc­tion back­ground. He trust­ed him­self to eval­u­ate the bids, and he was will­ing to meet in per­son. All Cov­ered Paint­ing’s team spent rough­ly two hours with him on-site, walk­ing the prop­er­ty, dis­cussing prep require­ments, explain­ing the prod­uct choice, and walk­ing through the work plan in detail. The board had what they need­ed to make a ful­ly informed decision.

Why They Chose Bet­ter Paint

The stan­dard choice for a large exte­ri­or repaint is mid-grade paint. It cov­ers the square footage, it applies quick­ly, and it sat­is­fies the line item. Most HOA boards go that route.

For a prop­er­ty hous­ing 200 res­i­dents, curb appeal isn’t a van­i­ty met­ric. It affects how cur­rent res­i­dents feel about where they live, how the prop­er­ty shows to prospec­tive buy­ers, and how the board mem­bers who own units there feel about the deci­sion they made. The upgrade extends the repaint cycle and pro­tects the prop­er­ty’s long-term value.

The board pres­i­dent under­stood that. The deci­sion was­n’t about paint. It was about what the prop­er­ty would look like in five years.

The Scope and the Work

The prop­er­ty was new­er con­struc­tion, built in the late 1990s or ear­ly 2000s, with James Hardie fiber cement sid­ing and wood trim. Hardie sid­ing is low-main­te­nance and holds paint well, but the inter­faces between Hardie pan­els and wood trim require care­ful caulk­ing through­out. With sev­en dif­fer­ent­ly-sized build­ings, bid­ding the job required All Cov­ered to mea­sure each one individually.

The board want­ed the work paced, two build­ings at a time, to lim­it dis­rup­tion across the prop­er­ty at any giv­en point. We accom­mo­dat­ed that, deploy­ing a crew of sev­en painters over approx­i­mate­ly three months.

Res­i­dents always knew who was on their prop­er­ty. Our crew worked from a marked van, in uni­form, with a field super­vi­sor on-site who could answer ques­tions direct­ly. No ambi­gu­i­ty about who was there or why.
